Escrow

You’re in escrow – NOW WHAT? Many new buyers don’t know what happens once that deal is mutual. If you’re obtaining a loan, one of the first things that will happen is the appraisal.

Say it again for the people in the back! Did you just go into escrow on a new home? 🛑 STOP! 🛑 Don’t purchase anything new or have your credit pulled during this period! Once you have the keys to your new place, that’s when you can go – until then… just tread water!

Friend

I kicked off the summer by meeting up with my friend @mccuenmatt in San Francisco for a day of fun and we stayed at the old majestic @palacehotelsf and reminisced about my time living there in the 90’s. I also stopped at the Ferry Building for supplies and then a burger 🍔 @balboacafesf before heading north to see my college buddies @recruitingwithrhoda @taco_hunterson and @sammy.horn55 for a wonderful visit!

Be sure to work with a lender who works to have you underwritten from the start so you can march into the home of your dreams and close the deal quickly! (Sometimes in as little as 18 days!) Ask me to refer you to a lender who is experienced in getting you ready to buy with minimal downtime!

Appraisals

Every day is a good day for an appraisal! Appraisals are an important part of the lending process and when the market was robust and demand was high, Σ appraisals seemed to be less of an issue than we are seeing today. For Jumbo loans, 2 appraisals are required by the lender in most cases. For Conventional loans, usually only one appraisal is necessary. Either way, if the appraisal comes back at a value less than you have negotiated, you need to know what to do! @mariakim.realestate In Washington, you have the option to make your offer contingent on the appraisal with a few remedies available if it’s low. Make sure to discuss this with your realtor when If you’re not in a position to bring more cash to the table at close, you’ll need to re-negotiate your offer price OR, walk away. Be prepared from the start and as always, ask me questions if you would like to know more about the buying and selling process!

Model Homes

Going to look at some model homes this weekend? Follow Make sure you bring your agent or let the on-site sales team know you’re working with an agent. If you don’t do that, you can sign yourself to be represented by the builders’ team without even knowing it!

Graduation

In an exciting 36-hour celebration, my baby @fabio_the_panda Jack successfully graduated with two degrees, one in International Studies and another in Geography, continuing the family tradition. We commemorated this accomplishment with @matt.podolsky, @kirsten.duncan, Matt’s parents, and Jack’s girlfriend @jess.wojciechowski. The event was filled with joy as we gathered as a family to express our pride. Looking ahead, Jack is now preparing to pursue a Master’s degree in Environmental Policy at @tuftsuniversity in Boston this coming fall.
